Job Description:

The Senior Manager - Contracts & Quantity Surveying (QS) will oversee the entire Contracts and QS department, leading a team of quantity surveyors and ensuring that all commercial aspects of construction projects are handled efficiently. This role involves evaluating subcontractor options, negotiating contracts, and ensuring the terms align with project requirements and budgets.

Key Responsibilities:

  • Lead and manage the Contracts and QS department, providing direction and support to junior staff.
  • Prepare, evaluate, and negotiate contracts, ensuring compliance with company policies and legal standards.
  • Oversee the preparation of detailed cost estimates and bills of quantities.
  • Evaluate subcontractor bids and proposals, ensuring they meet project requirements and cost considerations.
  • Conduct negotiations with subcontractors to secure favorable terms and conditions for the company.
  • Prepare a shortlist of qualified subcontractors for each project, based on thorough evaluation and negotiation.
  • Review and ensure accuracy in contract documentation, focusing on commercial aspects and risk mitigation.
  • Provide expert advice on contract management, cost control, and dispute resolution.
  • Collaborate with project teams to ensure alignment between contractual agreements, timelines, and financial objectives.
  • Conduct pre-costing and post-costing analysis to ensure project profitability.
  • Maintain strong relationships with clients, subcontractors, and other stakeholders.
  • Ensure compliance with all relevant regulations, standards, and codes of practice.
  • Develop and implement commercial strategies that align with company objectives and drive project success.

Job Requirements:

  • Age: Below 45 years (preferred).
  • Minimum of 10 years of experience in commercial and contract management, with at least 5 years in a managerial role.
  • Bachelor’s degree in Quantity Surveying with membership in RICS/IQSSL.
  • Proven experience in handling large-scale construction projects.
  • Strong knowledge of construction methods, materials, and legal regulations.
  • Excellent mathematical, analytical, and problem-solving skills.
  • Proficiency in QS software and tools (e.g., AutoCAD, CostX).
  • Exceptional communication skills in English and Sinhala (verbal and written).
  • Ability to work under pressure and meet tight deadlines.
